Refurbishment yields new lettings for the Harpur Centre

Following the completion of the refurbishment of the scheme, the investment made by Tellon Capital has yielded a number of transactions all of which have underpinned tenant mix, creating an engaging retail and leisure destination to serve the local community.

The Strategy

The refurbishment works that have been undertaken have delivered on the following key objectives:

  • Underpin the central spine of the shopping centre, creating a direct link between Midland Road and the Riverside Leisure development.
  • Improved connectivity across the town centre resulting in enhanced pedestrian flows from the River and adjoining College campus. This connectivity is orientated on the existing anchor stores forming part of the respective developments including Primark, Boots, WH Smith, Vue Cinema and Premier Inn.
  • Enhanced community integration reinforcing the role of the Centre to significantly improve the shopping environment and to attract a wide range of uses.

 

A new sense of Place

In addition to striking new floor, fascia and ceiling improvements, the Central Atrium has been totally reconfigured. It now provides a new centre-point to the scheme, with both the creation of a new place to meet but also as a major route through the scheme with a new staircase and lift linking the primary mall directly to the improved basement car parking and customer toilet facilities.

 

Occupier Commitment – both existing and new

Existing tenants

  • WH Smith have agreed a longer term lease arrangement for their anchor store in the scheme, which will in turn result in increased investment in the store including a new enlarged M&S concession area.
  • Vision Express, Claire’s Accessories and EE have also recently committed their long term futures to the scheme.

 

New Retailers

Since these works, the scheme has welcomed a number of  new permanent and temporary retailers who now occupy previously unused units. These include

  • Starbucks, the world’s largest coffeehouse now occupies a unit on the Ground Floor of the Centre.
  • Energie Fitness Bedford, a family-run gym now occupies a large unit at the basement level.
  • Krina Beauty have recently taken a new lease of Unit 4 comprising just over 500 sq.ft. The retailer is currently fitting out the unit.
  • NM Money – offering free money exchange and specialist mortgage advise have secured the front section on Unit 17b comprising circa 250 sq.ft,  located close to the new atrium area.
  • Elect Tronex, a mobile phone repair centre that have taken space alongside NM Money
  • Commercialisation operators including Beauty Brow Bar, Mobilise and Maskey face mask machine, to further enliven mall space and enhance the shopping experience.
